Horizon Development Properties, Inc. (HDP) is a 501(c)(3) tax-exempt real estate investment and development firm headquartered in Charlotte, North Carolina.
HDP's core competency is multifamily development and is one of North Carolina's largest developers, owners, and managers of commercial and residential projects with a focus on affordable housing. HDP develops utilizing a broad array of financing strategies including tax credits, tax-exempt bonds, local grants, HUD programs, and conventional debt/equity. RESPONSIBILITIES
The Real Estate Financial Analyst/ Senior Financial Analyst is responsible for the financial modeling and analysis of the investments made by the HDP. The analyst will work directly as an investment team member within the Real Estate Group and have direct contact with Executive Vice Presidents, Senior Vice Presidents, and Senior Associates.
Maintaining investment-level Excel models to capture complex capital structure and waterfall calculations;
Creating sensitivity models for strategic initiatives and provide concise results;
Participating in operational, development and leasing calls to drive the strategy of the investment;
Updating quarterly investor communications and reporting;
Preparing investment committee memorandums;
Managing ownership documentation including debt and venture agreements to ensure compliance and covenants and terms;
Calculating quarterly and annually asset and equity valuations and preparing documentation;
Assisting the investment team with transactions related activities such as exits/dispositions, major lease analysis and recapitalizations;
Other tasks as assigned.
KNOWLEDGE/SKILLS/ABILITIES
Demonstrated ability to perform quantitative and qualitative analysis of multiple real estate asset classes, including experience with cash flow models, promote waterfalls, lease analysis, and property-level analysis.
Advanced Excel skills, you must be able to create models from scratch (there is a test);
Argus is a plus, but not necessary.

QUALIFICATIONS
2 - 5 years of experience in commercial/residential real estate analysis with a focus on underwriting deals.
A bachelor's degree is required in real estate development/architecture, finance, economics, accounting, or related field. Master's degree preferred.
