This is journey level electrical work primarily upgrading and repairing individual apartment units in a variety of residential housing including mid-rise (3-5 stories), townhome and single-family homes. Work is on a renovation team of tradesmen refurbishing apartment units to “like new” condition.
Electrical work includes rewiring circuits and panel upgrades to support arc fault breakers, GFI circuits, cove type heaters, inter-connected smoke detectors, etc. Work is primarily single phase within individual units; however, may require work on building panels and meter packs, community exterior/interior lighting, diagnosis of building HVAC and equipment systems and appliances, etc. Knowledge and experience with other trades is helpful to move overall project objectives including:
- Responding to over-time emergency calls (as needed).
The Regional Maintenance Mechanic-Electrician will:
- Perform a variety of skilled and semi-skilled tasks involved in the maintenance, servicing, repair and alteration of housing units including in electrical and mechanical systems, boilers, heating, air conditioning and designs scope of work relying on knowledge of electrical/building codes and practices.
- Complete unit upgrades including layout for demolition related toe electrical work. Work includes panel upgrades and renovation of electrical services to code including, but not limited to, arc fault breakers, GFCI outlets, inter-connected smoke detectors, fixed power lighting, water heaters, cove type heating systems, thermostats, de-humidistats, energy recovery ventilators and ductless heat pumps, etc.
- Initiate and/or receive electrical and related work orders, determine work requirements, materials, tools and equipment needed: write up material lists for the job and research material costs as directed to purchase supplies and materials as directed by supervisor.
- Diagnosis equipment failures for electrical deficiencies and replaces equipment parts and makes adjustments to fire alarm panels, appliances, boilers, heating/air conditioning equipment and pumps as necessary.
- Experience in related trades is helpful including carpentry, drywall finishing, painting and plumbing to assist moving project objectives to completion.
QUALIFICATIONS AND COMPETENCIES:
- High School diploma or GED AND
- Journey Level Electrician AND
- Two years of experience in construction and/or maintenance of residential buildings.
Equivalent combination of education and experience will be substituted on a year for year basis for experience qualification.
Required Knowledge, Skills and Abilities:
Work requires knowledge of:
- Building electrical systems and methods, materials, tools and equipment.
- Building systems for HVAC, Boilers, Fire Control Panels.
Work requires the ability to:
- Troubleshoot mechanical, electrical/natural gas, appliances, boiler and hot water heaters to determine most cost-effective method for repair.
- Be a self-starter and work independently or in a group.
- Be able to plan and work on small projects.
- Work in tight, confined areas or on roofs.
- Read and interpret diagrams, schematics, blueprints, drawings specifications and manuals.
- Maintain effective customer relations with tenants and their family members.
- Consent to and pass a driver's and criminal records background check.
- Must possess a valid driver's license in order to travel regularly between work sites.
- Consent to and pass a Physical Abilities Test and required assessments.
