JOB SUMMARY
The Sr. Leasing Manager embraces SoLa’s mission and is passionate about promoting SoLa’s short and long-term goals. The Sr. Leasing Manager oversees the leasing team and all aspects of the Leasing and Occupancy initiatives within the Affordable Housing Portfolio and beyond, and ensures adequate marketing materials, leasing tools, and resources are planned and provided. Responsible for supervising the leasing team and ensuring that occupancy goals are met and that reporting requirements are maintained.
ESSENTIAL DUTIES
- Establish Key Performance Indicators (KPIs) and report results in a professional and concise manner; produce weekly/monthly/quarterly/annual Leasing and Occupancy reports
- Lease up newly constructed properties by building marketing plans & tracking KPI’s with leasing team
- Collaborate with the Associate Director of Property Management to implement policies/procedures and set weekly/monthly/quarterly targets for the leasing department
- Assess current leasing practices and determine ways to improve overall leasing operations
- Enhance online marketing; ensure proper photos and descriptions are used for each unit
- Create action plans to maintain and exceed occupancy rates at 95-97% and improve tenant retention including satisfaction ratings
- Coordinate open houses/virtual tours and social media events to improve leasing and marketing efforts
- Maintain marketing database of advertising results
- Conduct outreach, identify and develop new referral sources, and attend networking events that produce referrals
- Build relationships with brokerage community and effectively articulate features, attributes, benefits and availability at the various properties
- Inspire team members to meet daily, weekly, monthly and annual goals
- Develop and provide regular training for leasing team, evaluate employee performance, and complete performance reviews in an efficient and constructive manner
- Complete other tasks and projects as assigned
EDUCATION & EXPERIENCE
- Minimum 5 years’ experience at the Sr. Leasing level required; experience managing a team of 5+
- Bachelor’s Degree preferred
- Yardi experience required; CRM and Rent Café experience preferred
- Affordable housing experience and knowledge of Section 8 requirements required
- Experience with SPA6 /HACLA /HACOLA and other local agencies required
- Experience managing a portfolio of 1500+ units required; 3000+ units preferred
- Experience with multi-family residential marketing, preparing leases, lease renewals, tenant transfers, etc. required
SKILLS & ABILITIES
- Proven experience exceeding leasing goals at Section 8 and LIHTC properties throughout the life cycle of the properties, including initial lease-up at new developments, and leasing initiatives at under-performing properties
- Strong analytical and process skills that facilitate the planning process and the on-going marketing performance review process
- Working with real estate developers and experience in a property reposition atmosphere is key
- Proven skill in using leasing and marketing tools to drive consistently high levels of occupancy in various environments – new lease-ups, property turn-arounds, and ongoing property life-cycle stages
- Self-starter, proactive attitude is a must; having a “value-add” mentality is essential
- Proficient in MS Office
- Exceptional interpersonal, verbal, and written communication skills; excellent follow through
- Ability to work independently and effectively in a fast-paced, demanding environment
- Ability to collaborate with others and utilize knowledge and resources to identify quality solutions
- Well-developed time management skills with the ability to manage multiple priorities
